Preventative maintenance is the responsibility of the homeowner. It is advisable to all homeowners to have a semi-annual inspection done on the roof, regardless of age. Many small maintenance issues that cost very little to fix, when left untouched, result in huge repairs. Preventative maintenance will ensure that your roof is functioning properly, fix problems before they start or it's too late and give your roof a longer service life. It is best to do semi annual inspections on your roof during the late fall and early spring. Look for loose or missing shingles. Check flashings around chimneys, vents, skylights and other roof penetrations. Check pipe/vent boots for cracking or holes. Check the fascia broads near the joints of all eave metal for signs of leaks or rot. Keep gutters and downspouts clean and free of leaves and other debris, and keep trees trimmed away from and off the roof. |
